Attracted by this pearl of the Indian Ocean, we came up with the idea of “Marguery Exclusive Villas”: a human-scale resort with a concierge service, leisure facilities and personalized services. Following on from the success of phase 1, in which the resort’s first 26 villas found their happy owners from all over the world, the estate will soon be offering 14 luxurious new villas, nestling among tropical greenery.

A MODERN COUNTRY
Since its independence in 1968, Mauritius has developed a strategy of sustainable economic development based on sound governance of the country in which people and quality of life are central to the nation’s project. English is the official language, but the whole population also speaks French and Creole. The airport offers over 30 direct international flights a week.

A MIXED, DIVERSE COUNTRY
Mauritius is focused on both land and sea and aims to be resolutely cosmopolitan. Its population is said to be a “rainbow”: a wide range of communities live together here in mutual respect for traditions and religions. Mauritius is ranked 3rd among the top 10 ideal destinations for retiring abroad, with among others a cost of living approximately 40% lower than in France. As a result of the non-double tax agreement signed with France, retirement pensions and other income are taxed at only 15% in Mauritius.

PROPERTY INVESTMENT IN MAURITIUS.
The Marguery Exclusive Villas programme is covered by the RES label issued by the BOI (Board of Investment). The RES (Real Estate Scheme) acquisition model is a scheme set up by the Mauritian government in late 2007 that allows foreign nationals to become owners of a property in Mauritius.
– As the price of the villas is higher than 500,000 $ (383,000 €), owners can automatically claim Permanent Resident status and have a Residence Permit (subject to BOI agreement) which will only cease if the property is sold in the future.
– By choosing to live in Mauritius for 183 days a year (6 months + 1 day), owners may also benefit from tax residence and enjoy all the advantages of the Mauritian tax system.

WHAT ARE THE ADVANTAGES OF THE MAURITIAN TAX SYSTEM?
– A single tax band of 15% on income, including rental income.
– A non-double tax treaty between France and Mauritius signed in 1980: income from a Mauritian source cannot be taxed in France.
– No wealth tax.
– A property in Mauritius is not included in the asset calculation of a French tax resident and does not have to be declared for French wealth tax.
– No capital gains on profits if the property is resold.
– No tax on these capital gains in France, no CSG or CRDS if repatriated into France or reinvested locally.
– No tax on dividends.
– No inheritance duties. In the event of an inheritance, the property will form part of the estate assets in France.
– No property tax or council tax.
